Parkland Unveils Luxurious New Community Plans With 52 New Homes

Parkland city officials recently released renderings of homes developers hope to build in a new, planned community in Heron Bay.

Toll Brothers home builders have proposed building 52 homes in the residential development on 21 acres of land they own west of Nob Hill Road and south of Trails End.

The development effort is part of the city’s plan to develop residential and commercial properties on 65 acres of land Parkland purchased from the North Springs Improvement District in 2022.

The city worked with Colliers to solicit potential developers for a 21-acre portion of the site “with a vision of high-quality, single-family development that would be integrated with the existing Heron Bay communities,” city records state.

Another 25 acres are slated to be transformed into the “Village in the Park,” intended as a high-end downtown district for Parkland.

At a June 7 meeting, city commissioners ranked the top three prospective developers for the 21-acre residential site. On Aug. 16, the commission voted unanimously to sell the 21 acres to Toll Brothers for $375,000 per residential unit approved for development, records show.

If all 52 homes are approved, the sale price would be $19.5 million, according to the city.

The planned community would be located south of Bay Cove and east of Olde Brooke in Heron Bay, the records show.

The Toll Brothers renderings depict proposed designs for home models, including one- and two-story options, some spanning over 3,000 square feet.
