Parkland’s Heron Bay Golf Clubhouse Property Being Marketed to Developers

Parkland commissioners have hired Colliers International to market a city-owned portion of the Heron Bay Clubhouse property to developers, according to city records.

As part of a broker services agreement, approved unanimously at the July 10 commission meeting, Colliers will create an offering memorandum for commercial developers interested in purchasing the 9.3-acre parcel at 11801 Heron Bay Blvd. for construction and operation.

“We would like to get a feel for what the market can pull in,” said Parkland City Manager Nancy Morando.

Officials said Colliers will earn four percent of the gross sales price of the parcel if and when a buyer closes on the property.

The health and fitness club chain Life Time has expressed interest in the property, officials said.

Colliers was previously hired to conduct a market study on the best use of the parcel. The study and any potential offers will be discussed at the commission’s Aug. 14 meeting.

The sales effort is part of a plan to develop part of the 65 acres of land Parkland purchased from the North Springs Improvement District in 2022.

Twenty-one acres have since been purchased by Toll Brothers home builders for residential development. Another 25 acres are slated to be transformed into the “Village in the Park,” intended as a high-end downtown district for Parkland.

The 65 acres at the clubhouse site include three parcels intended for commercial development and one for residential development.

One commercial parcel is slightly more than 25 acres and is in Parkland. The two other commercial parcels are in Coral Springs.

Parkland is readying for a joint workshop with Coral Springs officials on Aug. 20 to discuss plans for the clubhouse property.

According to marketing materials, the “Village in the Park” project would include a pedestrian corridor with farmers markets, food trucks, and retail shopping, as well as a village green with spaces for yoga, picnics, entertainment, yard games, and outdoor dining. Under the plan, a park would also extend through the village through a network of walking trails.
