A developer wants to add 210 single-family homes in Parkland.
At a special Planning & Zoning Board Meeting on Thursday, members will consider a rezoning application and multiple variance requests to build Parkland Royale Phase 2, a new residential community on the last 77 acres of vacant land in the area.
TLH Sabra 2 LLC owns the undeveloped land located on the western end of the Wedge, on the south side of Loxahatchee Road, and west of Bishop Pit Road.
The developer requested the parcel, consisting of 4.77 acres located in unincorporated Broward County, be annexed into the city and has applied for rezoning on the property.
At the meeting on September 30 at 6 p.m., the Parkland Planning and Zoning Board will review the rezoning application and eight separate variances and make their recommendation to the commission.
The variances include minimum lot area, minimum lot width, maximum lot coverage, front yard setback, side yard setback, swimming pool setback, pool deck setback, and accessory structures.
TLH Sabra 2 LLC also asks to remove the restriction limiting occupancy to residents age 55 and over.
Approval of these variances allows the proposed site plan to include 33.6 percent of open space and a 4,500 square foot clubhouse, community center, mail kiosk, among other amenities.
The plans state, “The proposed development standards will result in a community that has all of the landscape and architectural charm and community amenities expected in the City of Parkland while providing residential options not otherwise available.”
If approved, TLH Sabra 2 LLC volunteered to dedicate two parcels of land for public purposes: .19 acres to the Florida Department of Transportation for the realignment of Loxahatchee Road and 2.86 acres to the City of Parkland for a public park.
On October 6, the City Commission will consider the application and the recommendations by city staff and the Planning and Zoning Board and make their determination.
